Plenty of builders would rather not take on a slope. It means engineering, retaining, a site cut, and a design that works with the fall instead of fighting it. We do them, and we would rather talk to you before you buy the land than after.

Why sloping blocks put builders off

The cost and the complexity sit in the ground, not the house. On a sloping site you are dealing with:

  • Site works and excavation: cutting into the slope, and removing or reusing what comes out
  • Retaining: holding the cut back, sometimes on more than one level
  • Deeper footings and engineering: drop edge beams, piers, and a structural design specific to your site
  • Access: getting machinery and materials onto a block that falls away from the road
  • Drainage: water runs downhill and it has to be managed, not ignored
  • Council requirements: cut and fill limits, retaining heights and overlays vary by site

None of that is unusual. It just has to be understood before the design is locked, because changing it later is expensive.

For people as fussy as us, using Steve and Brent for our Hamptons style new build was an obvious choice from first meeting. After 20 years of building homes in Brisbane, we have built all sorts of homes and dealt with all planning, design and approval scenarios!

The house itself is not necessarily. The site works are, because you are paying for excavation, retaining and engineering that a flat block does not need. How much depends entirely on the fall, the soil and the access, which is why we cost it against your actual block rather than a general figure.

Often yes, and it is one of the best things about a sloping block. You are excavating anyway, so putting usable space in that cut is good value.

There is no single number. A steep block with good access and stable soil can build more easily than a gentle one with neither. We look at the site before saying yes or no.

Yes. It is the cheapest thing you can do. Site costs are the single biggest variable on a sloping build and they are very hard to judge by eye.

A footing designed to step down with the ground so the slab can sit on a slope without a full site cut. It is one of the common ways to build on a fall.

Yes. Stepping the house with the land usually gives a better result than one flat level, and it reduces the site works.

Usually some. How much depends on the fall and how the house sits on it. Designing with the slope rather than flattening it is what keeps retaining down.
