Build On The Perfect Site
Love the Street? A Knock Down Rebuild Instead of Renovating
Sometimes renovating can only take an older house so far. If the layout is wrong and the stumps have shifted, a renovation still leaves you working around the old floor plan. The old ceiling heights and the way the house sits on the block stay the same too. Knocking down and rebuilding gives you a home designed for how your family lives now, on land you already own in the suburb you don’t want to leave. If you’re still weighing it up, our post on knock down rebuild vs renovate compares the two in more detail.
For your knockdown rebuild, you deal with one team and one contract. We coordinate the demolition, service disconnections, council approvals, engineering and the full build, so there are no gaps between trades and no timelines for you to chase.
How a Knock Down Rebuild Works
- Feasibility and design: we look at your block’s orientation, slope and setbacks and at what you want from the new home, then design it to suit the site.
- Approvals: we prepare and manage the demolition approval and the building approval, including any overlays that apply to your property.
- Demolition and disconnections: the services are disconnected, then the old house is knocked down and removed.
- Rebuild: we build your new custom home through to handover.
Our Commitment
What Drives the Cost of a Knock Down Rebuild in Brisbane?
A knockdown rebuild carries costs a standard new build doesn’t, so we lay them out early and include them in a fixed-price quote once the design is finished:
- Demolition and removal: knocking down the old house, clearing the site and disposing of the materials.
- Service disconnection and reconnection: power, water, sewer and gas.
- Asbestos: older homes may need licensed removal, which we identify before demolition.
- Ground conditions: reactive clay, old drainage or shifted stumps, which are common in the Redlands, can affect the new slab and footings.
- The new home itself: its design, size and finishes, which make up the largest part of any rebuild.
Because we’ve pulled apart plenty of older homes across Cleveland, Ormiston and Wellington Point, we know what tends to sit under them. We plan for it before the demolition starts, rather than finding it halfway through the rebuild.

Our Commitment
Is a Custom Knock Down Rebuild Right for Your Family?
If you’re thinking about a knock down rebuild, you’ve probably lived in the house long enough to know what doesn’t work. The bedrooms might be too small, the living areas might face the wrong way or the house might not make the most of the block.
Plenty of knockdown rebuild builders work from a range of set designs, often the same homes you walk through in a display village. We design every rebuild from scratch around your block and your family, so the new house suits the site rather than the other way around.
Designing a Custom Home on a Waterfront Block in Raby Bay
One of the projects further down this page is a waterfront custom home in Raby Bay. The home looks out over the canal, with an infinity-edge pool, a sunken deck, outdoor areas for entertaining and bi-fold doors that frame the water from the living areas. If your knock down rebuild is on a waterfront block, the feasibility review covers the engineering and council requirements for the site before any design work starts.
Knocking Down an Older House in Bulimba and Brisbane’s Older Suburbs
Parts of Bulimba sit under Brisbane City Council’s traditional building character overlay. Council says the overlay is intended to maintain the traditional, pre-1947 streetscape, and that new houses are to be designed to fit in with the character of the street. The overlay has its own demolition requirements, so whether an older house can come down depends on the house and the address.
We check what applies to your property at the start of the feasibility review. If the house can be knocked down, we design your knockdown rebuild home to suit the street as well as your family.
